What is the history behind Perry Homes?
Established in 1993, Perry Homes is 100% owned and managed by David Perry. Building from Newcastle right up to the Sunshine Coast and out to the New England area, the company is one of the most trusted names in the building industry.
Tell us about your role and area of expertise.
I am a new home consultant and have been in the building industry for over 15 years. My job is to help clients find a home design that suits their needs, lifestyle and budget. I can adapt one of our existing plans to suit, or even create a new sketch design. I can also help with finding the right block of land.
What services do Perry Homes provide?
We build homes suitable for any block – be it flat, sloping, acreage or knock down. There are more than 150 plans in the Perry Homes portfolio. We are happy to modify our plans or design something specifically to suit a client. We work with our clients to deliver the home that they want. We can even provide a complete turn-key home, including fencing, landscaping and solar power etc.
Tell us about your display homes.
We have two display homes here at the Sovereign Hills Estate in Port Macquarie – the Avalon 27 and the Aspen 22.
The Avalon home design features three bathrooms, with the second bedroom or guest accommodation also benefiting from an ensuite. With four bedrooms, a dedicated built-in study, large open plan living, kitchen and dining area and a separate media room, this home has it all.
Our Aspen display home was awarded “Best Display Home” Northern NSW last year by the HIA. It provides highly functional space, with the master suite to the front of the home and zoned kids’ accommodation to the rear. There is a separate media room and a further multi-purpose space which could be used as a study or games room.
The homes are fully furnished to showcase what life can be like in a beautiful Perry Homes design, right down to the swimming pool!
Tell us about some of the new, exciting projects you are working on now and in the future.
It is a very exciting time for Port Macquarie, with new land releases ongoing. There are blocks varying in size and cost to suit everyone from the first home buyer to the retiree, and everyone in between. Building a brand new home, rather than purchasing an established house, is quickly becoming the most prudent way to own your own home in Port Macquarie. With low land prices and the wide array of Perry Homes designs and prices, clients are realising that it is better to build rather than buy.
At the moment, we are working on plans to build another display home in the area. This one will be located at Lake Cathie in the Rainbow Beach Precinct. We are looking to open this in the next 12 months.

We are also a debt-free family business. Our warranty insurances aren’t capped like many other builders. Subsequently, there are no wait times on site starts, and our ordering and scheduling timelines are streamlined.

What is the process when a new client walks through the door?
The first thing that we need to start the process is the land. If a client hasn’t purchased a block of land yet, we are able to help source this. Once we know the location of the block, then we can start looking at designs that will suit their requirements and budget. With so many plans available and the flexibility to even create a custom design, we can always find a solution. After I have put together a quote, and it is agreed, we will then progress to a soil test, contour survey of the land, full working drawings and engineering – all from a $2,400 deposit (which is deducted from the contract price).
What are the top three things that people should consider when looking to build a new house?
Lifestyle, budget, location. It is very important to acknowledge your lifestyle and how you are going to use a space; why have a formal dining room, when you likely wouldn’t use it? Perhaps a games/media room would be more suitable. Consider how you use your current home; what areas could be improved? What spaces go unused? Establishing a budget early in the process is also key to finding the right block of land and design that is within your reach. I recommend talking to a financial institution first to get a gauge of borrowing power. Location is of paramount importance when considering building; be sure to research school catchments, nearby shops, and distance to local amenities.
Where are the hot spots to build in Port Macquarie?
Sovereign Hills is still experiencing solid growth. Other areas such as Brierley Hill, Ascot Park and Lake Cathie are also all achieving great results.
Since conception, what has been the most important thing to you as a local trade?
Our reputation. It’s what stands us apart from our competitors. We have a high number of referrals and repeat clients coming back to us to build their second and third homes.
How important is it to support local businesses?
Where possible, Perry Homes will always endeavour to use local tradespeople, including plumbers, electricians, tilers and painters. We also like to access local businesses for our supplies.
What do you enjoy most about living in Port Macquarie?
The weather is fantastic and the area has a really nice feel about it. Plus, we are only a short drive from Sydney for a quick city break!
