A showcase of innovative products and thoughtful design, the display home is a collaboration of the many years of experience in the building industry of the entire team at J & E Miller Builders. Expertly designed to suit modern tastes, the open plan living area lends itself to a relaxed, carefree lifestyle set to entertain family and friends in total comfort.
From street level the home is eye-catching, a little different from surrounding homes. A unique design, the three level contemporary home incorporates varied angled rooflines and a mix of modern exterior finishes and textures. Exterior finishes include timber posts, travertine tiling, glass balustrade and hardi-plank horizontal wall panelling complemented beautifully by the fully landscaped gardens.
An exposed aggregate drive leads to the double garage fitted with an auto panel lift door and veers right to the tiled, stone wall screened entry portico. Australian native plants including Kangaroo Paw, Grevillea and Grass Trees as well as succulents, add to the appeal of the exterior. The addition of stone retaining walls framing the garden and timber step pads allowing for easy side access all blend together adding to the modern facade.
Entry to the home is via a 1.2 m wide timber and horizontal glass panelled entrance door that is flanked either side by a bank of louvre windows to allow both light and airflow into the home when desired.
The foyer adjoins an open plan lounge, kitchen and dining area that has been cleverly sectioned by purpose built cabinetry. Underfoot from entry and throughout the living area, Indossati Oak engineered timber floor boards add grace and will give a lifetime of pleasure. The flooring combines seamlessly with the soft, cream coloured walls and grey timber-look laminate of the purpose built cabinetry.
LOUNGE: Spacious and light filled, the lounge has a variety of window styles all fitted with roller block out blinds to allow for adjustment of natural light. It is a comfortable space that will be cool in summer and cozy in winter with the addition of a wall mounted, up to the minute kero heater to add warmth instantly. The heater has been incorporated into the three sided cabinetry dividing the lounge from the kitchen/dining, which also has shelving on one side and a concealed space for the refrigerator on the other.
KITCHEN: A walk through kitchen is the heart of the home. Centrally located, adjacent to the lounge, outdoor alfresco and dining, the kitchen is a fantastic layout any home cook would be happy to create delicious meals in, with all the mod cons at hand.
Food prep and cooking was never easier with a gas Fisher & Paykel cook-top and oven placed in a wide, bench top with both overhead and under bench soft close drawers. Pendant lighting emphasises the beauty of the kitchen’s island bench, which has waterfall ends and houses a double stainless steel sink with flick mixer. It has a bank of under bench storage with soft close drawers and provides a space for the microwave and dishwasher.
The walk-in pantry completes the kitchen, adding to the cabinetry and storage space; all is hidden away behind a timber bi-fold door adding to the clean, sleek look of the kitchen.
DINING ROOM & HOME OFFICE: Conveniently placed alongside the kitchen, the dining room has a ceiling fan placed over the dining table and soft downlighting. Parkland views are readily available through the panel windows that also have roller blinds fitted for privacy and light allocation. Set to the side of the dining room is a home office or study. Custom built desk and wall shelving and two corner windows provide a pleasant work area close to all amenities.
LAUNDRY: Having its own side yard access, the laundry is a compact layout, providing all that is needed for the family. Tucked away alongside the kitchen/dining space behind a wooden cavity sliding door, the laundry provides ample storage cabinetry, a tiled splash-back and a deep stainless steel tub with flick mixer.
ACTIVITY ROOM & FAMILY BEDROOMS: Step down a set of three timber stairs from the living area to the activity room, and you will find a wonderful relax zone for the younger members of the family and guests alike. Rear yard access is given via a sliding glass door opening onto a rear timber deck overlooking the home’s backyard and the treelined estate of Ascot Park. The activity room again boasts plenty of storage, with two built-in wall cupboards ready to store neatly away books and games etc. The perfect spot to unwind and watch TV or read a book in tranquility.
Oak timber flooring has been continued in the activity room and continues along the hallway to two of the three bedrooms on this level. The third bedroom is adjacent to the activity room and is fully carpeted, has a ceiling fan, built-in wardrobe with plenty of both hanging and shelving space and has been fitted with roller block out blinds for comfort.
The remaining two bedrooms are mirror image and of a generous size, each having their very own walk-in robe, ceiling fan and carpet underfoot, large window and roller blind, again very comfortable for their occupants.
Servicing the bedrooms along the hallway is a large linen press, separate WC and family bathroom.
FAMILY BATH & VANITY ROOM: Sectioned in two parts, the family bathroom is both practical and private. The vanity room upon entry has a wall mounted vanity cupboard, has his and hers drawers along with a set of cupboards below the rectangular, curved bottom hand basin and has a large mirror above, downlighting and a tile splash-back. The bathroom itself is accessible via the vanity room through a wooden, cavity sliding door. It is well appointed with both shower and bath. Easily accessible from the kitchen/dining through an expanse of glass sliding doors, the tiled deck is fully under cover of the skillion roofline. Two velux skylights have been utilised, enabling loads of natural light to filter through during the day, and downlighting has been installed for night time entertaining. Encased with a timber rail and black aluminium balustrade, the tiled deck also has side courtyard access via a timber stairway – a lovely spot to relax on a sunny day or entertain family and friends.

Stephanie has been with J & E Miller Builders since 1989 and has a wealth of information on all aspects of building, having worked with client through all stages of the construction process for many years. As Finance Manager she is in charge of paying all accounts and payroll for the firm.
GORDON FOWLER – Construction Manager
Gordon is responsible for the construction of your new home. It is his job to manage teams of employees and subcontractors to ensure smooth progression from one stage to the next throughout the job.
