February FOCUS Home of the Month is found in the bushland setting of Lake Innes, Port Macquarie. Chrissy Jones had the pleasure of viewing one side of the duplex that offers two completely separate homes on the one block of land. Both homes have been designed with privacy and contemporary comfort at front of mind.
Both compelling and functional in design, these architecturally designed homes offer a magnificent blend of style and family sized comfort. A journey through one of the residences reveals an interesting architectural experience incorporating modern fittings and finishes, high ceilings, and a light filled void illuminating the entry. This abundance of natural light is paired beautifully with the inclusion of accentuated, yet subtle down-lighting throughout, which enriches the beauty of the bamboo flooring underfoot in the living and high traffic areas from Geoff Thompson Carpets.
The exterior is a modern blend of finishes and textures, including rendered and feature brickwork, James Hardie Sycon cladding, metal roofing and guttering, tastefully landscaped gardens, a black oxide concrete drive and pathways that encompass the home.
Upon entering through the 1.2 m wide opaque horizontal panelled glass and timber framed entrance door, you are introduced to a split level home via a light filled foyer. This level has the entry foyer, media room and three car garage.
Two separate stairways, one down to the living/dining area and the other ascending to the family bedrooms, are encased beautifully in bamboo and have hardwood timber handrails.
A space to kick back and relax and watch a movie in private, or entertain family and friends in style, the carpeted media room offers the best of both worlds.
Adjust the plantation shutters, from Apollo Blinds, to suit the mood, either closed for privacy or open for light filled fun.
Fitted with a set of panel lift doors from Mid Coast Doors, the garage is huge, allowing space for at least two cars and extra space for a boat, plus it has a storage room with a custom-built work bench and cabinets. James Hardie Pine Ridge vertical slat wall panelling, windows and vertical blinds from Apollo Blinds help to make this garage a little different to the norm.
The Ground Floor
Comprising kitchen, dining, lounge, laundry and master suite, the ground floor is one set for family entertaining and comfort. An open plan living/dining area is the heart of the home and blends seamlessly into the adjoining kitchen. All opens out through glass sliding doors to the alfresco entertaining area and rear yard that melds with the surrounding bushland.
An expansive island bench divides the well appointed kitchen from the dining/lounge, has “Raven” Caesar-stone bench-tops with a stainless steel square set sink, euro dishwasher and storage cupboards both sides incorporating both soft close drawers and cabinets. The custom-built kitchen provides a place for all the mod cons, including an in bench gas five burner cook-top, electric wall oven and microwave. A bank of windows act as a splash back in the cooking work area; a walk-in full butler’s pantry adjoins behind a wooden sliding cavity door, and overhead cabinetry provides plenty of storage for all home cooking needs.
Outdoor entertaining is made easy by the alfresco entertaining and deck area that not only has an outdoor kitchen with fridge, Ziegler & Brown BBQ and side-burner with an Easiair 1200 wide range-hood, plus a pizza oven, but also has a comfortable lounge area alongside the eight seater spa that is built into the Merbau deck.
With a ceiling fan for summer comfort and remote control heaters for winter warmth, plus downlighting in the fully lined ceiling, the BBQ area with its non-slip tiling underfoot from Amber Tiles is an ideal spot to entertain family and friends in a relaxed setting. Merbau steps lead down to the paved courtyard that has purpose built above ground vegetable beds and a pizza oven that has its own hand crafted timber slatted surround and roof area. Paling fencing two sides and a rear Merbau post and aluminium rail fence allow for both privacy from the neighbours and unimpeded views to the bushland.
The Master Suite
Very spacious, the fully carpeted master bedroom boasts lovely bushland views through double glass sliding screened doors and access to the rear deck. Having a his/hers walk-in robe, and ensuite with separate WC, it is a private retreat. The ensuite is reminiscent of a resort, having opaque glass louvre and fixed panel glass windows, floor to ceiling tiling from ColorTile Tiles With Style, a wall mounted coloured glass topped vanity with his and hers in bench hand basins and a glass screened double shower. Twin, square set shower roses with a hand held rope spout and wall recesses each end allow for individual space in the shower area.
Finishing off the ground floor is a guest WC, laundry and home office.
The Upper Level
Easily accessible via bamboo encased treads, the upper level has two good size bedrooms, study/rumpus, linen and storage hallway cupboards and a functional family bathroom suite that incorporates a three way floor plan. A separate WC, vanity room and bathroom, with a deep bath and separate corner shower with floor to ceiling tiling, may all be closed off individually via sliding wooden cavity doors.
Two good sized light filled bedrooms are fully carpeted, have ceiling fans, down lights, wide horizontal panel windows with vertical blinds and mirror fronted, double built-in robes built-in.
Bamboo flooring in the hallway leads through the upper level to the rear of the home to the study/rumpus, that also doubles as a guest bedroom.
Nestled in a tranquil leafy setting on a quiet street and conveniently located to Lake Innes Village Shopping Centre, schools, Base Hospital and only 10 minutes to the centre of town, the home is the perfect balance of style and modern design standing proud in its surrounds.

Tell us a bit about your business – how long have you been operating?
GEM Building Constructions specialises in building unique architectural designs to suit our clients’ needs, either created by us or by an architect of their choosing. We custom design homes to suit your exact lifestyle. Our professional team of trades and suppliers all work together to build your dream home, on time and within budget. We were established in Port Macquarie over 13 years ago, developing strong relationships with local trades and suppliers throughout this time, and continue to provide our services to many satisfied clients along the Mid North Coast.
What are some of the feature design elements of the home?
This home has been designed to maximise the near 900 m² site. This duplex makes sure both residences are private and look like two separate homes. The first home is designed to be a maintenance free investment property, and the second home the owners’ custom built residence.
The owners specified a home that has an entertaining zone, storage on three levels, the main living and master bedroom on the lower split level with guest accommodation on the top floor. Plus, they wanted plenty of natural light, tiles to the ceiling, a media room, cross flow natural ventilation, boat storage in the garage, a butler’s pantry, computer/study open to the living room and minimal maintenance gardens, including native planting, stone mulch, a mix of concrete and paving.
This split level home helps maximise the building area and creates three separate, private levels. The open area on the lower level makes sure everything flows upon entering through to the alfresco.
The foyer is designed to impress, with angled stairs to both levels, high ceilings, natural light, designer hanging pendant lighting and a sense of space flowing to the other areas of the home.
The entertaining area being the most important part of the home includes full outdoor kitchen, spa, pizza oven, veggie garden, heating, ceiling fans, television, plenty of seating and a mix of decking, paving and tiles.
The garage was also to be customised to include room for two cars and a boat. Also, a work bench and storage cupboards throughout.
