A spacious, modern residence, boasting both family and private zones, February FOCUS Home of the Month is a modern, unique design built to perfection by C & C Howard Contracting Pty Ltd.
Chrissy Jones had the pleasure of viewing the home, found in the tranquil bushland setting adjacent to Emerald Downs Golf Course.
A split level design, built with meticulous attention to detail, the residence has a modern facade with striking angled roof lines. Incorporating a textured blend of exterior finishes, from grey toned brickwork, James Hardie Sycon horizontal wall cladding and white aluminium framed windows, to the front balcony featuring a timber deck, glass balustrade and 45 degree angled vertical slat screen panel walls, it is an eye-catcher in the streetscape.
An exposed aggregate concrete drive, expertly laid by Luke Seears Concreting, leads to a four car garage with auto panel lift door installed by Hastings Garage Doors. The drive, flanked by manicured lawns and garden beds mulched with river pebbles and planted out with the owners’ favourite – cacti and succulents – also leads to the exposed aggregate entry portico.
Entry to the home is via a timber and vertical opaque glass entrance door into the foyer that has timber-look vinyl flooring; all Heartridge luxury vinyl planks supplied and installed by Port Macquarie Carpetone & Home, adding a sophistication and warmth underfoot.
To the right is internal access to the garage and workshop via a wooden cavity sliding door; to the left is a large vertical picture frame window enabling views to the garden. A void is created overhead, the ceiling height reaching to the second level, creating a spacious feel upon entry that continues throughout.
2ND LEVEL – MASTER BEDROOM, EN-SUITE, WALK-AROUND-ROBE, REAR DECK
Ascend a masterfully crafted stairway that has a wooden handrail and porthole lighting installed for safety to the second level. Tread and risers are encased with vinyl planking and accented with aluminium strips. At the top of the stairs is a three directional landing, left to the master suite, forward to the outdoor deck, and right to the living area and family bedrooms.
The master bedroom with en-suite and walk-around his/hers robe is luxurious. Having a bank of vertical windows that allow for direction of airflow and natural light, plus frame the golf course views, the master is a comfortable and a private retreat. Centrally placed to one side of the bedroom is a dividing wall that creates a walk-around-robe. It is a fantastic design, giving plenty of hanging and shelving space for both him and her. A highlight window allows natural light to illuminate the space.
The adjoining tiled en-suite has a custom built wall mounted vanity with above bench hand basin and vanity mirror above. A shower recess and WC have been cleverly placed behind, with a tiled dividing wall separating each, adding privacy.
Relaxation zones are aplenty in this design, one being the rear outdoor alfresco area. L-shaped, it is easily accessed via a glass sliding door from the internal landing and features Merbau timber decking and easy step down access to the rear yard.
3RD LEVEL – KITCHEN, DINING, LOUNGE, BALCONY, FAMILY BEDROOMS, BATHROOM AND LAUNDRY
Found right of the landing, up a set of three steps, is the open plan kitchen, dining and lounge. All combine seamlessly to create a wonderful space that boasts high raked ceilings, adding to the spacious, relaxed vibe of the home.
Ideal for the home cook, the kitchen is a fantastic layout; everything is conveniently placed and readily at hand. An expansive Essastone island bench sections the kitchen from the living areas and also acts as a breakfast bar one side. Housed in the island is a deep, double stainless steel sink with flick-mixer, microwave nook and under bench soft close storage drawers.
Custom built cabinetry wraps around the island in an L-shape and has a centrally placed Westinghouse gas five burner cook-top and oven. Deep, soft close drawers are either side of the oven and a range hood is concealed above in the overhead cabinetry. Subway white tiling, from Tiles With Style your Colortile Store, and solid timber laminate shelving nooks that give a place to keep glassware and ornaments add a touch of style to this very functional kitchen. The kitchen is finished off nicely with a double doored pantry to house condiments and appliances.
The adjacent dining/lounge room is a very comfortable space. Crisp, white walls give a clean, fresh look and accentuate the warmth of the vinyl plank flooring. A 5 m high raked roof line amplifies the openness of the living area and continues on to the front balcony.
Seamlessly opening out from the dining/lounge area, the balcony is another wonderful aspect of the home design – one that suits the owners to a tee. Sliding glass doors, with an expanse of high-light windows above, open onto the balcony. Offering a relaxed dining and a casual seating entertaining area, the 8 m x 4 m balcony has a frameless glass balustrade on the front and white powder-coated aluminium screens both sides. Positioned on a 45 degree angle, the screens add a touch of privacy and are visually pleasing.
Completing the home on this level are three family bedrooms spaced out along a hallway that leads to the rear of the home. The bedrooms are sectioned by a linen cupboard and family bathroom. All bedrooms are of a generous size, are fully carpeted, have ceiling fans and custom-built wardrobes.
They are serviced by the family bathroom, fitted out with a wall mounted vanity in the same theme as the master en-suite. A glass framed shower recess with grey floor and wall tiles is in contrast to the white floor to ceiling tiles on the remaining walls.
Overall, the home is a wonderful design built with exacting precision by the C&C Howard Contracting team. It is suited to its owners, being both a private oasis for the couple and a comfortable, inviting home for their family and friends.

From Carpet One Floor & Home
We are very proud of our involvement in the featured home for the owners Brad and Deb. Port Macquarie Carpet One & Home supplied and installed both the carpet and the vinyl flooring in the residence.
The carpet in the bedrooms is from the contemporary Cobble Ridge Range. It offers a sophisticated design for all rooms of the house.
All Heartridge luxury vinyl planks have been used from the entry, on the stairway leading to the top levels of the home and throughout the living areas. They are made from a uniquely flexible PVC formula that gives the product a soft and comforting feel underfoot. The vinyl planks come with the extra benefit of a sound absorption quality that will add to the tranquility of the home.
With a 0.55 mm heavy duty wear layer, you can be confident that the floor will stand the test of daily family life for many, many years to come.
