Q: What do I do if my property is not selling?

A: The first thing you should do is talk to your agent. It is important to have a frank and open discussion, so you can identify what is stopping your property from selling.

The issue is likely to be one of three things: price, presentation or marketing approach. Take an open mind into the process of reviewing your sales campaign and be prepared to make some changes. To keep going exactly the same way is unlikely to improve your chances for selling.

Reassess your pricing position and compare your price point to the prices achieved for comparable properties that have sold in recent weeks. Set your price as competitive as possible.

Assess the effectiveness of your marketing campaign. Perhaps the group you assumed would be your target market is not the one you should be focusing on (and you know what people say about people who assume – they make an ‘ass’ out of you and me).

Ask your agent for detailed feedback from the people who have inspected your property. Is there a problem that needs attention? Try to focus your future marketing on your property’s strengths and the positive things people have said about your place.

Have a critical look at your presentation. Presentation is paramount – make sure your property is suitably prepared. Go for a walk around your neighbourhood and ask yourself, “How do we compare with our neighbours?” Remember, your buyer needs to be sufficiently impressed from the street, to want to walk through your front door.
